I receive this fairly common query from my seller clients quite often, specifically as it pertains to refrigerators, washers, and dryers. Where this gets confusing is there are conflicting goals where a buyer expects these common appliances to come with the home but the seller wants to take them when they move out.

Where possible, I recommend leaving appliances behind. In this current Walla Walla-area sellers’ market, it’s a small consolation prize for buyers that they won’t have to also buy appliances after making a major investment like a home purchase. While appliances come in standard sizes, it often doesn’t make sense to take them with you to a new home where they might not fit — and frankly, they are a pain to move!
