Sold in three days? Not so fast!

After decades of steady appreciation and a seller’s sense of relief at finding a buyer, any buyer, the market has rapidly shifted to one where sellers can command a premium price for their home. While it can be tempting to sell to the first buyer to come along, sellers who want to maximize their return are wise to take a more strategic approach.

Accepting an offer the first day on market, or without allowing the home to be shown over a weekend during public open houses and convenient showing hours, simply doesn’t allow enough potential buyers an opportunity to come to the table.

Selling a home efficiently is a function of both price and marketing, where part of that marketing is ensuring it has been seen by a large enough buyer pool to drive offers and competition. Receiving multiple offers not only gives the opportunity for the highest price, it gives options like accepting an offer with fewer contingencies. 

When you meet with a real estate agent to sell your Walla Walla Valley-area home, be sure you are asking the person about pricing as well as their entire marketing strategy. Where and how an agent markets your property, how they conduct the negotiating process, and their overall pricing strategy makes all the difference in this market when it comes to getting you a maximum return.

In the last three properties I’ve listed, my clients had offers that were $25,000, $50,000, and $100,000 above asking price because we put the right strategy in place. Working with the wrong agent with the wrong strategy is just leaving money on the table.
